We'll evaluate your home, looking for ways to increase its value - like physical and/or virtual home staging and/or recommended updates/repairs. Once your home is prepped for photography, our professional photographer will take high definition and aerial drone photos and video as well as a Matterport virtual walkthrough experience. This presentation is essential to position your home to appeal to potential buyers online.
A custom Marketing Plan will be created for your home based upon a series of strategic campaigns to target and re-target potential buyers. We'll begin with "Sneak Peek" and "Coming Soon" promotions before your home is even available to be viewed by buyers — this will build a buzz that a new home is hitting the Market. Once your home is open for showings, it will be promoted again as a new Featured Listing and Open House promotion and hit all the majors channels. from our website, to home search websites where buyers typically hang out like Zillow and Realtor.com, to Facebook and Instagram, and to our database full of potential buyers. We have seen much success because we do our marketing a little differently than other agents; ask us for the details!
Once the offers start coming in, we'll negotiate and you'll choose the best offer. Negotiation is an art and we have many years of experience negotiating successfully. Most importantly though, we negotiate through empathy; ask us to explain! Once successful with the sales contract, we will negotiate through the home inspection, appraisal and conveyancing, making sure everything proceeds smoothly.

A home inspection is a limited examination of the condition of a home which is conducted by a trained and certified home inspector. The point of this is for the buyer to feel confident that the condition of the home is what it appears to be.
An appraisal is ordered by the lender to protect the buyer's interest, making sure the purchase price does not exceed the market value.
Conveyancing is the act of preparing documents for the transfer of a property. Conveyancing encompasses the gathering of association documents, ordering payoffs for lenders, utility companies, and property taxes. The conveyancer is also there to ensure the settlement and title transfer goes smoothly and that your rights are protected during the transaction.
Once you reach the settlement table and the final paperwork is signed, you've officially closed on your home! The work has all been done prior to this day so that you can relax and enjoy the success.
